Support for the Under-served Community Members of West Philadelphia
Horizon House, Inc. is a social services agency providing 80+ programs covering behavioral health services, homeless services, and intellectual and developmental disabilities services. Since 1986, the agency has been based at their 30th Street facility, and as demand for services has grown, the organization’s needs have outgrown its current space.
Horizon House has partnered with Mission First Housing Group to develop New Market West, a four story, LEED certified 90,000 square foot commercial building that will create a hub for retail and community services near the 60th and Market Street El stop in West Philadelphia on a 1.5-acre vacant site. In addition to Horizon House’s social services offerings, New Market West will bring high quality early childhood education, vocational support, and community-serving retail to a transit-accessible location together with affordable rental housing (later phase) to a neighborhood deeply in need of these services.
As anchor tenant in the new building, Horizon House will relocate 250+ staff from their 30th St. offices to three floors – approximately 65,000 SF – at New Market West.
Horizon House engaged NorthStar Owners Representation to oversee their interests as a tenant and Partner to the Developer. NorthStar Owners Representation is working with Horizon House, Mission First, and Columbus Property Management to manage the tenant fit out of Horizon House’s leased space. These efforts include oversight of an extensive cultural change management effort as well as the design and construction of the space. NorthStar’s mission is to help Horizon House deliver the new space on schedule and in accordance with the organization’s mission so that participants may begin to receive services in a reimagined facility closer to home.
